A true professional in the sense of the word. He was very flexible with his time, and his response to all queries were fast and always resulted in a solution. I would definitely recommend Tommy as an agent within the housing industry ,as his wealth of experience with providing ace customer service definitely comes across. Their handling of our property was negligent, disorganised and completely lacking in accountability. The most serious incident was a fire in one of the bathrooms while nobody was at the property. City Rooms’ first response was to accuse the tenants of leaving a device plugged in, despite there being no wall socket in the bathroom for anything to have been plugged into. The fire was ultimately caused by a faulty extractor fan, which we had reported to City Rooms a week before the fire occurred. Afterwards, one of only two bathrooms in a five-bedroom property was completely unusable for three weeks. The house was covered in soot, yet we received no compensation and barely any meaningful response regarding professional cleaning or the replacement of damaged fixtures. We were simply expected to live with the consequences of a fire linked to an issue we had already reported. This lack of basic property management extended to smaller issues as well. An unmounted mirror left behind by a previous tenant was leaning against the wall in my bedroom. City Rooms said they could not mount it, so I asked for it to be removed. They agreed, but when I moved out six months later, it was still sitting in exactly the same place. Their utility billing was also inconsistent and opaque. Bills were sometimes issued monthly and sometimes every two months, with little clarity. During the month of the fire, when most tenants were not even living at the property, we received the largest utility bill of our tenancy. We submitted meter readings and were given written confirmation that a revised bill would be provided, but it never arrived. Finally, I used Reposit instead of a traditional deposit. When I moved out, City Rooms submitted a claim for £89 without informing me. I had to gather and submit evidence myself to dispute it. After reviewing the evidence, Reposit rejected the claim and charged me nothing, which says everything about how justified the proposed charge was. This was not a single administrative mistake. It was a repeated pattern of ignored maintenance reports, baseless accusations, poor communication, unexplained charges and attempts to make tenants responsible for failures in the management of the property. I would strongly advise prospective tenants to avoid City Rooms. If you're considering renting through them, please be very careful. Read the contract thoroughly, keep written records of everything, and make sure you view the property in person before signing or paying anything. Check the condition of the property carefully and document any issues. Also, make a note of the name of the agent you deal with and keep records of any promises or statements they make regarding the property. I would also strongly recommend checking all electricity and gas charges carefully. Compare what you are being charged against the original utility bills and do your own calculations. In my case, I found discrepancies that resulted in me being charged more than expected. If you don't carefully review the bills and calculations yourself, you may end up paying more than you should. My advice is simple: do your due diligence, get everything in writing, keep copies of all bills and correspondence, and verify every charge. Don't rely solely on what you're told. I was given a room with an old, dirty mattress, a broken bed frame, mould directly above where I was expected to sleep, and a standard of cleanliness that should shock any landlord. I was genuinely shocked that a room in that condition was considered ready for a new tenant. For months, I was covered in itchy bites before discovering the room had bed bugs. When I reported the infestation, I expected the focus to be on resolving the issue. Instead, I was told that I would be charged for the treatment and that, if I refused to pay, the cost would be deducted from my deposit. Thankfully, the Property Redress Scheme (PRS) took a different view. After I raised a complaint, the PRS decided that City Rooms should not be attempting to charge me for the treatment. You'd think that would have been the end of the matter. It wasn't. Despite the PRS decision, I repeatedly asked City Rooms for written confirmation that I would not be charged. Rather than providing it, my requests have been repeatedly ignored or brushed aside. I reported this back to the PRS, and I have since been informed that City Rooms' membership has been suspended pending their compliance with the scheme's requirements. As I understand it, continued non-compliance could result in their membership being cancelled. The irony is difficult to ignore. Letting and property management agents are required to belong to a government-approved redress scheme, yet City Rooms have been suspended by the very scheme that exists to hold agents accountable. You really couldn't make it up. The most astonishing part of this experience isn't just the mould, the broken furniture or the bed bugs. It's that I've had to fight at every stage simply to get what I consider to be the most basic standards of professionalism and accountability. No tenant should have to go through this simply to have legitimate concerns taken seriously.
